Our town houses are not only modern, well
maintained, and clean but also offer many
additional safety features.  
Smoke detectors
have been updated and are hardwired and
have battery back ups.  We have
carbon
monoxide
detectors on every floor. Fire
extinguishers
are inspected annually and
recharged/serviced when necessary.

Each and every room has a
lockable door
handle
and residents are allowed to install
their own doorhandle/lock to ensure his/her
security.  The only person with a key to your
son/daughters room is them.

In recent times we have noticed a continual
problem with residents
paying utilities and
arguments ensuing among residents regarding
the payment of utilities.  We have addressed
this by creating all inclusive rents.  This means
that your son/daughter will pay only the rent
option chosen.  We will handle all other bills
associated with their living in the town houses.

Our town houses are well
maintained.  When
a resident has a maintenance problem they put
the work order into our on-line portal and all
work orders are completed within 24 business
hours of the request.  Emergency issues that
are life threatening are handled immediately.

Most commonly asked questions:

  • What if a roommate drops?
  Individual Lease Liability

If one of the roommates drops from the group
your son/daughter is NOT responsible for that
rent.  They are responsible for ONLY their rent
as chosen and signed in their lease agreement.

  • Are all utilities included?

Yes.  Their rent includes electric, gas, water,
sewer, trash, cable and internet.

  • Is there a utility usage cap?

Yes.  Each town house is given a utility usage
cap as outlined in their signed lease
agreement.  This cap is more than enough to
cover their monthly usage and is monitored
monthly.  If it appears that a town house is
using close to their allowed amounts the
residents are notified so that their usage can
be modified.  This helps eliminate residents
being billed for over usage.

  • When does the lease start and end?

The lease begins 8/24 and ends 8/10 of the
following year.  

  • Are your town houses furnished?

No.  After much research we have found that
furnishing town houses, while it may be
convenient in some cases, it is better not to
furnish.  It is for resident/parent peace of mind.  
We believe that our parents/residents would
prefer to bring their own furnishings/bedding. It
also allows our residents a freedom of creating
their own living environment.

  • Why University Town Homes?

While we may not be the newest town houses /
apartments in the Kent area, we have
renovated our town houses to be more modern.
We believe our town homes are equal to that of
any of the competitors in the Kent area.  
However, what we have that they do not, is
EXPERIENCE.  Having provided housing to the
students of the Kent State area for over 20
years we are prepared for those daily issues
that may arise.  Additionally, we are by far
much more affordable than both the newer
residences and the dorms. Our residents, your
son/daughter, are given the freedom of living
off-campus without having on-site personnel
monitoring their every activity.  This begins
their life outside of home and dorms.  However,
when a problem exists we are merely one
phone call away!
